PETS AND ANIMALS

Tenant shall not keep any unauthorized animals on premises at any time for any reason for any length of time during the entity of the term of this lease contract. Animals to include, but not limited to domestic dogs, cats, fish, alpaca, birds of flight, flightless birds, lions (mountain or African), tigers, bears, or any animal from the "Jurassic Park" franchise. No visitor to the premises may bring any animal on to the property for any amount of time.

Unauthorized Animals

If Tenant is found to have, or have allowed others to have, any animal on the premises the Tenant shall pay a fine of $250 and $50 per day the animal has been found to have been on the property, as well as $50 a day until the animal is removed. Any cleaning expenses and repair costs associated with the animal will be paid by the Tenant. 

Authorized Animals

Approval is required before a lease is signed to have any animal as a pet. Exceptions to this condition are allowed for assistance animals. Assistance animal exceptions outlined below. If a current Tenant has an existing medical condition, physical or mental, a new animal may not be allowed. Physical conditions of tenants may include asthma or allergies. Mental conditions may include such things as phobias.

Pet Deposit and Rent

An additional $1000 pet deposit per animal is required. $500 is a refundable security deposit, $500 is non-refundable cleaning fee.

In addition to rent outlined elsewhere in the lease contract pet rent of $100 per month is required per animal.

Dogs and Cats

Dogs must weigh under 40 pounds. Cats must weigh under 100 pounds (no tigers please).

Small Animals

Some small animals my not require a pet deposit or pet rent, or may qualify for a reduced amount. All animals and enclosures must be approved.

Birds and Rodent (mouse to capybara)

Animals in a glass enclosure require a $50 deposit and $10 of monthly pet rent. Animals in cage or plastic enclosures require $100 deposit and $20 of monthly pet rent,

Reptile

Must be non-venomous. Reptiles under 24 inches in length only require $100 deposit and no monthly pet rent. Approval is required if animal is fed live animals.

Fish or Amphibian

Animals in tanks with less than 5 gallons of water do not require monthly pet rent and only require a $50 deposit. Animals in tanks over 5 gallons require a $150 deposit and $10 of monthly pet rent.

Inspections

Weekly inspections of the home and Monthly inspections of rooms will include checks on the living arrangement and care of any animals. This will include but be limited to:

  • waste in yards and in the home,

  • damage to any property,

  • litter box,

  • smells of animal or animal waste in the home, and

  • signs the animal has been in the common area(s) such as hair or animal foot prints.

Terms and conditions of Animals (to include both pets and assistance animals). Animals must comply with ALL of the following at all times:

  • Only be in the common area of the house while in the arms or arms reach of the Tenant.

  • Limited to cats and dogs under 20 pounds.

  • Be on leash at all times in the yard.

  • Never be on furniture, counters, or appliances

  • Never show aggression to any persons or animal

  • Never disturb other tenants from reasonable enjoyment of space, to include barking.

  • Be in a crate while Tenant is away from the home.

Assistance Animals, service animals and emotional support animals (ESA).

Assistance animals are allowed to be added to a lease at any time, unlike pets.

If a current Tenant has an existing medical condition, physical or mental, a new animal may not be allowed if an animal causes that condition to worsen. Physical conditions of tenants may include asthma or allergies. Mental conditions may include such things as phobias.

Tenant must demonstrate that a pet is an assistance animal and provide:

  • A personal statement explaining that the tenant is asking for a reasonable accommodation to keep an animal.

  • An explanation of how the pet is needed to help the tenant cope with their disability

  • A letter from a doctor or therapist stating the tenant has a disability has been provided.

  • Name, age, and description of animal

Once Landlord has verified the animal is an assistance animal an addendum to lease will be agreed upon by Tenant and Landlord.

Authorization is given to a specific animal and is not transferable to another animal or tenant.
